ESA Market past 5 years

Here are 4 charts showing the real estate market activity in my ESA (Effective Service Area) over the past five years. From January 2007 to January 2012

This is the Fox C-6 School district or area 391 showing the decrease in the average listing price and average sales price from January 2007 to January 2012.

For January 2007 the average list price was $204,145. Average sales price was $167,705. The List to Sales Price Ratio was about 83.4%.

For January 2012 the average list price was $140,227. Average sales price was $119,227. The List to Sales Price Ratio was about 85%.


This is the Seckman School area or area 390  showing the decrease in the average listing price and average sales price from January 2007 to January 2012. (FYI Seckman is part of the Fox C-6 School district, but not in the St. Louis MLS)

For January 2007 the average list price was $204,942. Average sales price was $203,266. The List to Sales Price Ratio was about 99.18%.

For January 2012 the average list price was $178,872. Average sales price was $184,994. The List to Sales Price Ratio was about 103%.




This is the Mehlville School District or area 331  showing the decrease in the average listing price and average sales price from January 2007 to January 2012. 

For January 2007 the average list price was $180,543. Average sales price was $164,595. The List to Sales Price Ratio was about 91.2%.

For January 2012 the average list price was $152,606. Average sales price was $128,543. The List to Sales Price Ratio was about 84.2%.


This is the Oakville School area or area 332 showing the decrease in the average listing price and average sales price from January 2007 to January 2012. (FYI Oakville is part of the Mehlville School district, but not in the St. Louis MLS)

For January 2007 the average list price was $311,218. Average sales price was $276,811. The List to Sales Price Ratio was about 88.9%.

For January 2012 the average list price was $211,882. Average sales price was $238,718. The List to Sales Price Ratio was about 112%.
