How To Prepare Your Home “For Sale” (Part 3)
The ABG Areas (Attic, Basement and Garage Areas)
- Pack all items you won’t need until after you move and place in storage if possible. This will make your home appear larger to the prospective buyer.
- Make sure the ABG areas are well lighted and clutter free
- Make sure hand rails throughout the home are secure
- Consider painting dark and gloomy areas especially in the basement a lighter color
- Organize garden tools and equipment in a storage rack
- Remove dust and dirt from fixtures and appliances such as the furnace, water heater, washer and dryer
- Install maximum allowable wattage bulbs into light fixtures in the ABG areas
- Clean garage and basement floor, remove stains if possible.
- Dispose of everything you’re not going to move to your new home.

How To Prepare Your Home “For Sale” (Part 2)
General Interior Items
- Clean entry area and make it welcoming with a new door mat. repair or replace as necessary.
- Clean out of season items from entry closets and add extra hangers.
- Eliminate house hold odors such as pet, smoking and cooking.
- Clean windows to take advantage of sunlight when your home is shown.
- Repair or replace window screens.
- Open the windows to allow fresh air in if weather permits.
- Clean the carpets or if necessary replace with neutral colors.
- Clean the wood floors and refinished if necessary.
- Clean the tile and other types of flooring and repair as necessary.
- Clean and polish the wood work.
- Reduce the amount of clothing in closets, add extra hangers and leave few items on the floor.
- Consider moving excess and or out of season items into storage.
- Consider placing over-sized and excess furniture into storage.
- Replace all burnt out light bulbs and consider increasing the light bulb wattage to maximum recommended in the basement and garage.

How to Prepare Your Home “For Sale” (Part 1)
- Have great curb appeal, make it welcoming.
- Brighten up the entry way into your home
- Entry should be clean and spotless, repaint or update as necessary
- Clean all the carpets, woodwork, flooring and windows
- Eliminate cooking, smoking, pet odors.
- Consider having the drapes, furniture and carpets cleaned
- Replace any worn or stained rugs or carpeting,
- Use Neutral colors if painting or replacing flooring
- Remove unneeded furniture from rooms to increase the visual space.
- Clean out closet especially of out of season items and add extra hangers
- Increase bulb wattage to maximum allowed by the light fixture and replace all burnt out bulbs
